2017 Year In Review For News, Trends, Pop Culture, Music, Movies

2017 was an emotional, whirlwind of a year.

Here's just a few of the memorable moments and events that impacted me the most...

  • Hurricanes, Floods and CA Wildfires (I was in Tampa during Hurricane Irma)

  • The Year of Women ...  taking a stand and speaking out
  • Las Vegas Mass Shooting (I am a resident of Las Vegas and my sister is a local Police Sergeant who worked the scene post shooting)

  • The Inaugural season of the Vegas Golden Knights.  The Knights had their home season opener on October 10th.  The city was reeling, still in shock and mourning from the massacre that left 58 dead and close to 500 wounded at the Route 91 Harvest music festival near Mandalay Bay.  What emerged from that tragedy was a more united, loving and caring community.  The Vegas Golden Knights honored the first responders and heroes at the home opener.  The hockey club continues to be a positive catalyst for the community displaying a never quit attitude in their performance and giving back to Las Vegas in all they do on and off the ice.  #GoKnightsGo

Time to Set Your Intentions and Focus for the New Year


Note: We recorded this video for end of 2016 and launch of 2017, however the content is timeless!  We highly recommend following the tips outlined below and in this tip on Celebrating Your Success at the end of every year to get you in the right mindset for business planning and goal setting for the new year!

Setting Your Intentions for (Insert New Year Here:)

The ancient art of Feng Shui teaches the power of intention. I have studied Feng Shui and applied its principles in my life and career and found it to be a powerful and fun way to set intentions and focus on what I want to create in my life. With that in mind, we designed the Intentions – Focus Map and Journal template to support you in setting clear intentions for the New Year. (Download button at the bottom of this post.)

Clarity is so critical in setting your intentions. Once you are clear, you can make a commitment to yourself to do it. Setting your intentions is about understanding what you’re doing, why you’re doing it, and how you’re going to do it.

Lack of clarity is probably more responsible for frustration and underachievement than any other single factor.  Your success in life will be largely determined by how clear you are about what it is you really, really want.”  – Brian Tracy


Use the Intentions Map to set your key focus and attention in all areas 

The bagua map of feng shui is traditionally used as an overlay for your living or office space. You can learn more about how to apply feng shui design and cures to your physical spaces by researching it online. For this strategy, we have adapted the map to use as a guide to nine key sectors of your life.

Reflect on the past year and do a review of each area. Take the time to stop, reflect and celebrate the successes of the past and not just focus on what you did not achieve. Ask and answer some or all of these questions to get you in the creative mind flow:

  • What did you accomplish?
  • What are you most grateful for in each area?
  • What are obstacles or challenges that got on the way?
  • What opportunities did you miss?
  • What lessons did you learn?

Now, set your intentions:

  • What is your primary focus for each area?
  • What new experiences do you want to have this year?
  • What action are you willing to take to move toward what you want?
  • Each of the nine areas has a key focus word. What is your focus word for that area?

Here are some further explanations of the nine areas and implementation ideas to get you started.

An Overview of the Nine Sectors

WEALTH (Prosperity – Power) What does prosperity and abundance mean to you? If it’s related to money/income then what does having it do for you? Does it bring more freedom? Security? What can or do you accomplish because you have abundant resources or money? What is truly important to you? Now be intentional in your focus for this area. Could you save “x” dollars per month? Or maybe you are ready to improve your business growth and success this year by taking the next step like hiring a business or life coachor hiring an assistant?

FAME (Reputation – Clarity) This area has to do with how the world sees you and your reputation. Could you start by giving your online presence a facelift or upgrade? How about a new business photo? Do you have a professional logo that reflects who you are as a business? How about enhancing your appearance with a new hairstyle or wearing some new colors that complement you?

RELATIONSHIP (Love – Partnership) This is the classic “love” area for romantic relationships however it is also for all kinds of relationships including business partnerships and clients. What one action in this area will move you toward your ultimate goal? If it’s finding a romantic partner, perhaps you can attend more social events or even try online dating.  How can you improve your business relationships or with your client database? It may be as simple as committing to more frequent face-to-face conversations. Remember, just one action or a shift in attitude in each area is all that is needed to get movement forward.

FAMILY (Community – Growth): Is there a relationship with one family member to improve? What one thing could you do that will enhance the relationship with your family? How can you get involved in your local community?

HEALTH (Balance – Well-Being): This is big focus for most of us. How about just committing to small actions in this area… walk a mile, drink “x” ounces of water or do a few minutes of yoga or stretching. How about 10 minutes of quiet meditation in the morning? You know what will work for you, but for the intention of this exercise, choose one action that you can accomplish each day without it being a burden.

CREATIVITY (Children – Joy): How can you nurture your own creativity and inner child with a fun hobby or an artistic pursuit that you can focus on? If you don’t have kids, can you volunteer with kids or spend time with nieces and nephews?  If you have kids, can you find new ways to bond and spend quality time with them?

KNOWLEDGE (Skills- Self-improvement): Always be learning! What skill(s) or training do you want to focus on this year? Is it for business or career? Is there a particular book to read, online class or live course you can attend for self-development?

CAREER (Life Path – Purpose): It’s always a good time to refine and focus on your business and life plan. And, hopefully you have a detailed business plan and goals already… if not we can help! For this exercise, again keep it it small and actionable.  Will you hand out business cards to people you meet today? Start a mailing list with a monthly newsletter?

TRAVEL (Helpful People- Compassion):The focus for this area is travel but also attracting helpful people into your life. Maybe you are searching for a mentor or mastermind group? How much do you give to others in the spirit of selfless service? How do you support and give back to your clients in business? Can you think of a way to give more to others?  Do you have specific travel intentions and plans for the new year? List them – where do you want to go, with whom and when?   Adventure awaits… just get up and get out! Let us help inspire you with your next travel adventure. Visit –

Stop and Reflect then Celebrate your Success in the Past Year


In our 20+ years of experience in the real estate industry, we consistently observe that most driven and success-minded individuals have a tendency to focus on what they haven't achieved yet.  They are always moving on to the next goal or challenge without stopping, however briefly, to acknowledge the victory or success in the moment or in the reflection of the past year. So, as you fine-tune your goals and your business plan for a successful new year, we encourage you to take some time to reflect on the previous year with a focus on the positives. 

Conduct a review of the previous year by writing down every success, win, and positive thing that you experienced - both big and small.

Use the questions listed below (and on the Worksheet download) as a guide to help you get started. Just write it all down - stream of consciousness - no matter how seemingly insignificant.  Just write it down.  Once you start writing, you'll be surprised at how much you really have to celebrate!



TIP:  Review your calendar for highlights. Go to your Facebook, Instagram or Twitter timelines to jog your memory, as we tend to post positive events and milestones on social media.

  • List all your accomplishments, wins, victories, successes in the past year.
  • List all moment of joy and gratitude.
  • What did you do this year that you are really proud of?
  • What do other people in your life have to say about what you did, accomplished, and contributed? Client testimonials or reviews? Did you receive a personal note or card?
  • Who came into your life and/or business this past year that really made a positive impact on you?
  • What did you love most about your business this year?
  • What did you love most about your personal life this year?
  • What did you do this year that moved you toward your goals? Personally and Professionally

Turning any negatives into positives and challenges into opportunities

  • What did you NOT love about this year?
  • What didn’t work so well this year?
  • What time or energy sucks did you run into that were not supportive or positive?
  • What opportunities did you miss?
  • What lessons did you gain from any setbacks, challenges or obstacles?
  • How are you going to integrate any learnings into your future goals and the coming year?



Let us introduce a simple and effective model to take action TOWARD what you want to accomplish in the new year while also letting go of anything that no longer serves you. It's called START-STOP-CONTINUE.    Ask yourself and then write down the answers to these 3 questions:

  1. What would you like to START doing the year?
  2. What do you want to STOP doing?
  3. What are you going to CONTINUE doing?

Podcasts are free (with very few exceptions). Podcasters create content and publish their episodes on popular platforms like iTunes, Google Play, Sticher as well as a variety of other podcasting directories and apps.

There are several excellent apps you can use to subscribe to podcasts you like and sync the content across your platforms (phones, iPad, desktop).

I prefer the built in Podcast app on my iPhone. It’s easy to use and familiar as it’s part of iTunes. If you use an iPhone and haven’t opened this app yet – give it a try and start exploring!

    Hosted by Guy Raz, each show is centered on a common theme – such as the source of happiness, crowd-sourcing innovation, the meaning of work, or inexplicable connections. Guy takes TED talks on the subject of the episode and shares conversations, interviews and explanations that bring the ideas to life.

Five Practical Tips to Reduce Stress and Find Your Balance

Our lives can be stressful, chaotic and drama-filled. All of us are in information-overload; bombarded from all directions with noise, distractions, notifications and content from our friends and family, online and traditional media, our smart phones and other devices. Add to that the litany of stress and anxiety created from personal, family, work place, community, national and world events; it is a wonder how we keep it all together and function in our daily lives.

So, how do we find that elusive work-life balance? How do we cultivate more joy, peace and mental, physical, emotional and spiritual well-being?

Design and Follow a Daily Ritual

Adopt a daily ritual to start your day in a positive mindset. Show up every day: Mentally, Physically, Emotionally and Spiritually. Now more than ever it’s important to get up, do your morning mindset ritual, get dressed for success and get to work! Some suggestions:

  • Morning meditation or prayer
  • Exercise, stretch, take a walk
  • Review your goals and say your affirmations
  • Eat a healthy breakfast
  • Review your day’s tasks and schedule


Take a Digital Detox

Take a break from ALL of your devices and disconnect from the Internet and Social Media for a period of time. Try one or more of these ideas:

  • Commit to turning all cell phones off during meals
  • Block out time at least once a week to unplug
  • Schedule a minimum of one day a month to disconnect

Get More Sleep

Adequate sleep is a key part of a healthy lifestyle, and can benefit your heart, weight, mind, and more. How much sleep you need each day varies between the experts but generally the recommendation ranges from 6-8 hours (more for children and teens).

Set a bedtime routine

  • Go to bed at the same time every night
  • Get the same amount of sleep each night
  • Practice a relaxing bedtime ritual (warm bath or shower, aromatherapy, listen to music, podcast or meditation for sleeping)
  • Design your sleep environment to establish the conditions you need for sleep. Know the best room temperature for you. Your bedroom should also be free from any noise or light that can disturb your sleep.
  • Avoid eating, talking on the phone, or watching TV in bed
  • Try not to lie in bed worrying about things
  • Allow 2-3 hours between your last meal of the day and going to bed
  • Avoid alcohol and caffeine for at least 4 hours before sleep
  • Sleep on a comfortable and supportive mattress and pillow for you


Practice Mindfulness & Meditation

One basic definition of meditation, or mindfulness meditation, is focusing on doing one thing at a time – which brings us to the present moment. Distraction has become our new reality in a world where we are constantly checking and sending email, texts, and our social media updates.

Learning to quiet the mind has undeniable benefits at a time when our attention is on overload and overwhelm from multiple sources all day, every day.

Every business needs a budget and a method to track your expenses and return on investment.  Use the WBNL Real Estate Business Plan tools to forecast and track your marketing budget. A good rule of thumb is to invest 10% of your gross revenue back into your marketing budget.

3. Consistency
The 3-7-27 law of prospecting states it takes 3 contacts for someone to recognize your name; 7 contacts for them to associate your name with your business; and 27 contacts for them to feel comfortable doing business with you.  Use a marketing calendar or schedule to stay on track.
Keep consistent in your branding and messaging.

  • Does your branding match who you are and the value you provide?
  • Is there a consistent brand look & feel online and offline?

4. Specialize
To compete and win, consider being the best in the world at one thing.  What is your target market, niche or specialty? Understand the demographics and psychographics within the geographic area. Don’t try to be all things to all people.

5. Strong Call to Action
Always include a call to action (CTA) in all marketing materials, both online and offline.

  • Click through to a website or landing page
  • Go to a web address
  • Respond to a survey or question

6. Measure, Monitor and Follow-up

  • Online – use analytics, tracking codes, tools that will help you analyze what’s working and what is not working.

  • Make any modifications to your overall marketing plan based on tracking and results
  • Have a solid follow-up action plan for any lead or prospect

The Power of Previewing and Knowing the Inventory - Real Estate Business Tip


It's a basic yet often overlooked ingredient for success in the real estate business...previewing and knowing the inventory.  In this fast-paced, immediate gratification world, many real estate agents have simply gotten away from previewing available listings and really knowing what's happening in the market.

Excuses abound, "There's not enough time in the day"; "It's not the best use of my time"; "Isn't that what the MLS, the Listing portals, photos and Virtual Tours are for?"  The bottom line is you can't afford to not know the inventory.  It is after all the product you are selling!  Take the time to be the expert in your niche market, farm area, price range, and/or geographical area of town you choose to work.

Major benefits to previewing and knowing your local inventory:

  • You convey confidence, knowledge and expertise with prospective clients when you can talk about properties you have recently shown or previewed.
  • You will be able to convert more ad and sign calls when you can discuss the details of a property the prospect called about and elaborate on other properties that may fit their needs better.
  • It is the quickest way to learn a new target market or become an expert in an area you intend to farm.

Make Previewing an Ongoing Success Tactic- Try These Ideas:

  • When holding an open house, preview all the available listings in the neighborhood
  • Schedule at least an hour a week to preview listings
  • Visit New Home/Construction neighborhoods and network with the onsite sales agents to learn about standing inventory, buyer incentives and any other insights or special offerings.
  • Prior to a listing appointment, take the time to preview the competition
  • Attend broker Open Houses and support office caravans or car tours if applicable

Be a student of your local real estate market and stay on top of trends in real estate (both locally and nationally).

  • Your MLS will generally provide stats, charts and more about your market
  • Check with your title marketing reps to see if they have market data, stats and analysis to share with you on a monthly basis
  • Read the local newspapers and pay attention to articles on real estate and the economy
  • Subscribe to Inman and RISMedia articles
  • NAR has abundant resources on Housing statistics

Three Prerequisites to Lasting Change

 These three principles are the keys to making a positive shift in your life or business.  


1 - Identify and get rid of whatever is holding you back

Do the work on yourself first! Discover what negative emotions, limiting decisions and beliefs may be holding you back from reaching your desired outcomes. Get help with this process - hire a certified coach, see a trained therapist,  find a process or program that resonates and works for you.

As Katie says, “It’s not the problem that causes our suffering; it’s our thinking about the problem.” Contrary to popular belief, trying to let go of a painful thought never works; instead, once we have done The Work, the thought lets go of us. At that point, we can truly love what is, just as it is.

This is another of my all-time favorite books and one I have re-read many times.  Don Miguel  Ruiz’s practical advice on living by these four basic principles can truly be life-changing.
1.    BE IMPECCABLE WITH YOUR WORD. Speak with integrity.  Say only what you mean.  Avoid using the word to speak against yourself or to gossip about others.  Use the power of your word in the direction of truth and love.
2.    DON’T TAKE ANYTHING PERSONALLY.  Nothing others do is because of you.  What others say and do is a projection of their own reality, their own dream.  When you are immune to the opinions and actions of others, you won’t be the victim of needless suffering.
3.    DON’T MAKE ASSUMPTIONS.  Find the courage to ask questions and to express what you really want.  Communicate with others as clearly as you can to avoid misunderstandings, sadness, and drama.  With just this one agreement you can completely change your life.
4.    ALWAYS DO YOUR BEST.  Your best is going to change from moment to moment; it will be different when you are healthy as opposed to sick.  Under any circumstance, simply do your best, and you will avoid self-judgment, self-abuse, and regret.

2 - Take Action

This is a critical first step after doing the positive change work on yourself. You must have a plan and action steps that you actually do and move you toward what you desire.

What action are you taking right now to move toward your desired outcome? Resolve to do something every day (one small step) that moves you toward your goals. Daily action increases your determination and gives you energy.

3 - Focus on What You Want Our unconscious mind is a powerful force which is designed to (among other things) preserve and maintain our body and control and maintain all perceptions.

Do you take 100% responsibility for your actions, your life, where you are now?

Or, do you blame your current condition, state of being, attitude, life on someone or something outside of yourself?

Is it really your environment, the market, your boss, the economy, the kids, the economy that’s responsible for where you are now - mentally, physically, emotionally or spiritually?

Are you the Victim or the Victor?

It’s not enough to just think about what you desire. Positive thoughts with real feelings behind them (or in the words of Napoleon Hill “a burning desire”) is the first step. The next powerful step to manifesting your reality – your outcomes or goals – is to take the right and appropriate action toward not away from it. If your thoughts are dwelling on the fact that you don't have it yet, things never work out for you, or other negative self-talk - you are moving away from what you want. Simply recognize the negative thoughts and change them! Practice makes perfect.

Focus on Results – Question to ask yourself"

  1. What are my highest value activities?
  2. What are my key results areas?
  3. What can I and only I do that, if done well, will make a real difference in my business?
  4. What is the most valuable use of my time right now?

  4 Ways to Improve Your Quality of Life & Work

  1. Identify and do MORE of the things that are of the highest value to you and bring you the greatest rewards and satisfaction (80/20 principle).
  2. Identify and do LESS of the things that are not helpful and not contributing to what you want.
  3. START to do high value things today that you are not currently doing. Act on new choices, learn new skills, take on new projects or activities.
  4. STOP doing the things that are no longer consistent with what and where you want to go.

12 Ways to Reduce Your Risk & Liability in Real Estate

Do you have a risk reduction plan for your real estate business?  In this post, we outline 12 strategies or best practices to consider adopting to reduce your liability and help manage the risk of potential litigation as well as complaints filed with the state real estate licensing entity or your local REALTOR Association.


  1. Develop and use standard procedures with everyone.  Review fair housing rules and treat all prospects, customers and clients honestly, fairly and equally.

  2. Keep a communication log during your transaction.  Record your notes, conversations, milestones.  If red flags are raised during the transaction or you encounter challenges, it is particularly important to record the pertinent facts and events.  If you are using a paperless transaction management system, scan and upload all of your notes, emails and correspondence for your transactions.

  3. Use email to confirm conversations, verbal agreements, proof of delivering copies of contracts and addenda.  If your clients don't use email, then mail copies of all the contracts and documents they sign via certified or registered mail or us an overnight service like Fedex.
    Note: If you and your client prefer communicating via text, make sure to take a screen capture of important texts regarding the transaction. Or better yet, follow-up the text with an email to document the notification or important communication.

  4. Keep a record of your transaction including all paperwork, emails and correspondence. Create a file on your computer (or use a cloud-based program like Dropbox or Evernote) and a folder in your email program to organize your correspondence and documents.  Archive your closed transactions (including your emails and other correspondence) and store them in your transaction management system, Dropbox, Evernote, and/or a backup drive.

  5. Rule of 3 – always recommend three vendors, contractors, attorneys, lenders, home inspectors, home warranty companies, etc.  Consider creating a disclosure with the companies and service providers you recommend and having your clients sign and acknowledge the choices you presented.

  6. Always recommend and explain the benefits of a home inspection and a home warranty to your clients.  Get a written waiver if they choose not to.

  7. Disclose...Don’t Diagnose.  Be the source of the source.  Stay within the boundaries of your area of expertise (real estate contracts, sales and marketing). Leave the analysis and diagnosis of any potential defect, issue or concern to the appropriate expert or contractor.

  8. Educate & set the proper expectations with your clients and customers. For example:
    • Explain the entire short sale process; pros and cons of purchasing a short sale
    • Review earnest money and what happens with a cancelled sale
    • Conduct a seller and buyer interview/qualification with all clients

  9. When working with buyers, make sure your buyer is ready, willing and able to purchase.  If getting a loan, have they started the approval process with a lender?  If they are a cash buyer, do they have proof of funds?

  10. When working with sellers, ensure they are ready, willing and able to sell.  Conduct a thorough consultation prior to listing to ensure they are motivated to sell and realistic in pricing the property. With short sale sellers, ensure you have the sellers complete the short sale packet and all documentation before you list the property.

  11. Use a transaction checklist or service action plan to stay on top of all the tasks and procedures in a real estate transaction from initial contact to the successful closing of escrow.  Include any due diligence and contingency deadlines.

  12. Communicate. Communicate. Communicate… often and with all parties to the transaction!  Return phone calls and emails promptly.
